Elk Township Farm Eyed for Cannabis Enterprise

Elk Township officials will soon review a proposal that could transform a former farm on Buck Road into a major marijuana cultivation and manufacturing site. At its Sept. 17 meeting, the township Planning and Zoning Board is scheduled to hear an application from Country Roads Realty LLC and Wigmore Investments LLC, two companies seeking approval for the large-scale project in Elk Township.

According to the application, the companies purchased the 80-acre property at 730 Buck Road last July. The site, still marked by a “Meadow Muffin Farm” sign at its entrance, includes a house, barn, and metal garage. Under the proposal, the home would serve as an office while the garage would be converted into an auxiliary drying building for cannabis products.

Plans filed with Elk Township call for constructing a 15,000-square-foot “headhouse” for work and storage, along with three sealed greenhouses totaling 227,725 square feet. These greenhouses would use air circulation and odor-mitigation systems to minimize environmental impact and keep all cultivation indoors. The owners emphasized in their submission that no marijuana will be grown outdoors and no consumption will occur on-site, ensuring compliance with Elk Township zoning and safety requirements.

Security is also a major component of the plan. The property would be enclosed by an eight-foot-high fence with on-site security guards and camera systems. The Elk Township police department would need to approve the security plan before operations could begin.

This large-scale cannabis development highlights a shift in how agricultural land is being repurposed in Elk Township. While the farm has long been a familiar landmark, its proposed new role as a cannabis production hub signals the township’s evolving economy. Supporters argue the project could bring new jobs and tax revenue to Elk Township, while also creating a regulated, secure facility that complies with state laws.

Ownership records included in the application show that Country Roads Realty LLC is based in Collingswood and co-owns the property with Wigmore Investments LLC of Delanco. Individuals with at least a 10-percent stake in the venture include Matthew Emling, Jesse Canizio, Robin Sabat, Tony Aquliar, Paul Ploskonka, John Flanagan, and Daniel Santos — all of whom will play a role in shaping the facility’s future in Elk Township.

If approved, this project could mark one of the largest cannabis-related developments in Elk Township, underscoring the area’s growing interest in regulated marijuana production.
